Consultation
We walk the property or land with you, talk through your budget and goals, and tell you honestly whether the numbers make sense before any money moves.

Design & permits
We draft the build or renovation plan and handle the Atlanta or Gwinnett County permitting process — including any short-term rental permit requirements if that's the end goal.
2–6 weeks depending on scope

Construction
Our contractor network executes the build. You get scheduled check-ins — not radio silence for three months and a surprise at the end.

Final walkthrough
We inspect every finish with you before sign-off. Anything that doesn't meet spec gets fixed before we call it done.

The property is ready to list. If you want, our Owner Solutions team can take over management the same week — no gap between "finished building" and "earning income."
